The EA Shaw sales team have been working across a much wider central London area recently; with properties to sell in Fitzrovia, Clerkenwell, Soho and even as far west as Mayfair and south of the river! Craig Simpson, Sales Manager at EA Shaw says:

 

“Vendors outside of the West End want Covent Garden buyers exposed to their properties and are looking for a fresh set of purchasers who may not know about areas outside of theatreland. EA Shaw have recently sold a one bedroom apartment in Wells Street, Fitzrovia for £500,000; the apartment went to highest bids with five buyers interested at the point of sale.

The property was situated in Furnival Mansions, a block built at the turn of the century by theatre owners who did not want their staff staying in Soho and being lured by its ‘vices’. Fitzrovia is quieter and set back from the hustle and bustle. It seems, over a hundred years later, the same thing is happening and some central London buyers are swapping the vibrancy of Soho for the serenity of Fitzrovia, Clerkenwell and the Southbank.”

EA Shaw have also just sold a five bedroom freehold house in Chesterfield Hill for £5,725,000 and have recently been instructed to sell a 17th century two bedroom house on the Southbank.

EA Shaw’s Lettings department have just let two of Central Saint Giles' leading apartments including the penthouse for an EA Shaw record rent of £1,900 per week and £3,600 per week for the penthouse. Both lettings were agreed off market and moved in soon after the sale completion providing a minimum void period for the client.

The iconic development designed by Renzo Piano and completed in 2011 has been of great interest to residential tenants looking in the area due to its 24 hour concierge service, impressive design and unique location. The Penthouse apartment being 225.5 sq m (2426 sq ft) offers an impressive wrap around terrace with incredible views of the capital. It was let to a Spanish corporate tenant on a long term basis.
 
Anne-Marie Murphy, Head of New Business (Residential Lettings) says: "The building has been a huge success for buy-to-let landlords and it goes to show that purchasing quality properties can result in excellent returns and low void periods.  This quarter has seen the spotlight fall on London, with the Diamond Jubilee and the preparation for the Olympics. Now with the Games in full flow, the eyes of the world are on this great city once again. It is a fantastic opportunity to show the international community what a wonderful city London is.

The residential market has been performing well, with the recent success of new build stock leading to re-sale stock reaching record price per square foot values.

Demand is still outstripping supply however; our Development Consultancy and Investment team have been incredibly busy this quarter, working to bring circa 500 residential units to our core area over the next two and a half years.
